The City of Bryan is hosting an open house on Wednesday, Aug. 7, from 4pm to 6pm at Harmony Science Academy gym to solicit feedback on draft plans for the Midtown area, a premiere landscape for quality housing, commercial services, restaurants, and entertainment. The study area includes approximately two-square miles surrounding the Travis B. Bryan Municipal Park property from historic Downtown Bryan to the city limits shared with the City of College Station and adjacent to the Texas A&M University, generally bounded by Finfeather Road to the west and South Texas Avenue to the east.
After gathering input over the last 10 months from residents, business owners, and other stakeholders, the city is holding the open house as one of the final stages of the Midtown planning process. At the meeting, city staff and consultants will reveal the results of the input that has been gathered and show draft plans and zoning for the Midtown area. Draft concepts include the following:
- Pattern zoning: This is a new type of zoning in Bryan that would allow additional building options specifically designed to fit with the neighborhood integrity for different areas within the Midtown area.
- Zoning changes: These would allow the optional pattern zoning to be used as a path to build in the Midtown area.
- Catalytic sites: Concept plans of what specific locations within the Midtown area could look like have been drafted. They create opportunities for partnership with the City and developers, with the intent to create distinct destinations with their own unique experiences.
